The Brooks is a professionally planned residential development located along Marsh Farm Road off of Hwy 69 just south of Loop 49. The minimum square footage requirements for a home in The Brooks is 1800 sq. ft. Any structure built in The Brooks must be approved by the Architectural Control Committee prior to construction. Water, sewer, and trash removal are provided by the City of Tyler, gas is supplied through CenterPoint Energy, while Internet and cable are provided by Suddenlink Communications. Current dues are $250 per year.
